The Company’s real estate investment and advisory business focuses on value-add investing through a core set of investment principles.
We strive to unlock "hidden value" by re-envisioning and repositioning properties to reach their optimal position in the market. This can be achieved through targeted property improvements, operational efficiencies or enhanced marketing strategies.
We typically only invest in areas where we can directly attribute returns to an identified investment angle. This angle could be realized through cost-effective construction, tenant introductions, strategic operating partners, special situations, or tax-based incentives. We firmly believe that while timing is important, identifying the right strategy and having the right partner, operator, or tenant can be equally as impactful for a successful investment.
Property Types: land development, multi-family, mixed-use, student housing, and hospitality.
Transaction Size: up to $5 million directly and $5-50 million in equity through co-investment partners.
Geography: we prefer to invest and build in the MidWest, Northeast and Southeastern United States, but are open to other geographies on an opportunistic basis.
For larger transactions (>$5M), we leverage our extensive network of industry relationships to properly align the interests of investors, property types and real estate operators to create long-term value and above market returns.
